The following are some examples of common inspections:

Inspection Details

During the construction or renovation process, the fire department requires inspections to ensure conformity to the approved plans and compliance with all applicable codes and ordinances. A fire department inspector conducts an on-site inspection at least twice: at the 80% stage and then at 100% completion of the project. When applicable, an inspector will require additional inspections as dictated by the project.

Appointments for each required inspection must be made separately.  A building GC cannot schedule a 100% (final) inspection on the building without all child Fire Safety Systems Permits being closed by the trades/contractors responsible for those permits.  A General Contractor cannot request an inspection on a Fire Safety Systems Permit.

Inspectors will not accept hard copies of close-out documentation.  All close-out documentation must be uploaded to the project's file in SagesGov.  Look for a file request after your 80% inspection.  Records of system commissioning/maintenance on commercial projects must also be filed with our third party reporting partner, IROL (InspectionReportsOnline.net).  Registrations for new users may take up to two business days.  IROL does provide training for new users.  Applicants will be unable to schedule a 100% inspection without completing this step.

Normally, we will perform an inspection the day following the request. If a project fails an inspection, the applicant will schedule a re-inspection. The first inspection and re-inspection are free. Once a project passes the final inspection, a certificate of occupancy is issued digitally to the applicant.  The Certificate of Occupancy must be prominently posted near the main entrance to the building.

Inspections may be scheduled until 4 PM for the next business day and are only scheduled for a particular day, if a more specific time is desired, please include appropriate notes with the request as well as an on-site contact. The inspector will send a digital notification to the applicant between 15 and 60 minutes in advance of their anticipated arrival.
