The Marietta Redevelopment Corporation is pleased to share the success stories of redevelopment projects in targeted districts throughout the city. Since 2004, several redevelopment projects have been completed or made significant progress towards completion. These projects are located in the Roswell Street Renaissance District of the Center City South Renaissance TAD and the Franklin Road area of the Franklin/Gateway TAD.

The MRC Board of Directors and staff have assisted several completed projects in the Roswell Street Renaissance District by facilitating communication between developers and the city, evaluating projects for infrastructure funding and marketing through MRC print and web media.

MRC staff has also assisted with the redevelopment of an apartment complex near I-75 on the Franklin Road Corridor by assisting in the negotiation for purchase of a bank owned property and coordinating with City Departments on abatement and demolition activities.

Projects ranging from residential/office mixed-use to green space are integral to the revitalization of Marietta’s neighborhoods and commercial corridors. Opportunities still exist within these developments for buyers to purchase condominiums directly from builders as well as resale units as they come available.

EMERSON OVERLOOK
Emerson Overlook is a residential and office condominium building completed in 2008 and is Marietta’s first mixed use redevelopment project constructed in the Roswell Street Renaissance District. The property is located on Roswell Street approximately 0.5 miles from the Marietta Square and 1.1 miles from the Hilton Atlanta/Marietta Hotel & Conference Center and City Club golf course.

Project Details
The seven-story mixed use building includes approximately 30,000 square feet of class-A office space on the first three floors. Office space is currently occupied by the well established Moore Ingram Johnson & Steele, LLP. Luxury condominiums range in size from 1,093 - 2,648 square feet and feature spacious balconies, hardwood floors and gourmet kitchens. New condominiums are currently marketed for sale.

Project History
In 2003, the City of Marietta started construction on the Roswell Street Streetscape Improvement Project. Streetscape improvements required acquisition of property along Roswell Street including an old gas station that served mostly as a convenience store for residents of nearby apartments. The apartments were demolished in 2004 and 2005 clearing land for what is now Manget and Meeting Park. The City demolished the gas station and sold to the highest bidder the remainder of the property for redevelopment in 2005. In 2006, Emerson Overlook, LLC broke ground on the eight story building and parking deck.

HUNTER WALK
Hunter Walk is a collection of single-family homes located in the Roswell Street Renaissance District. The majority of homes are located on Waterman Street approximately 0.75 miles from the Marietta Square and 1.0 miles from the Hilton Atlanta/Marietta Hotel & Conference Center and City Club golf course.

Project Details
Hunter Walk's craftsman style homes are constructed on traditional single family lots on Coryell Drive and Waterman Street. Most homes include garages and feature hardwood floors, granite countertops and other high quality finishes and fixtures. Finished new homes are currently for sale. Build to suit lots are available on Waterman and Chester Streets.

Project History
The 2005 take off of redevelopment in the Roswell Street Renaissance District beginning with the development of Village at Frasier Park and Manget at Historic Marietta inspired the building of upscale single-family homes on existing lots. A small builder began to purchase homes in the area for demolition and infill development and called his collection Hunter Walk after longtime Marietta City Councilwoman Betty Hunter who grew up and still lives in the district. While the original builder is no longer active in the district, lots are available for sale for custom built homes.

MARIETTA MILL LOFTS
The Marietta Mill Lofts residential and office condominium building is one of Marietta’s first redevelopment project in the Center City South Renaissance TAD. The building is located at the intersection of Atlanta Road and South Marietta Parkway approximately 0.5 miles from the Marietta Square and .25 miles from the Hilton Atlanta/Marietta Hotel & Conference Center and City Club golf course.

Project Details
The five-story building features 1, 2 and 3 bedroom floor plans along with 4 penthouses and 8 offices totaling 9,600 square feet of office space. Building Construction was completed in early 2007 and all new units have been sold.

Project History
In 2004, Church Street Development Partners set out to redevelop the old Victory Cab Company property. Due to site conditions the developer applied to the city for Tax Allocation District funding for infrastructure improvements. With an investment of $400,000 by the City of Marietta, the old building was replaced with a building valued at almost $10 million dollars at the height of the real estate market.

VILLAGE AT FRASIER PARK
The Village at Frasier Park is a fee-simple townhome community transformed from Bell Bomber era duplexes. The enclave of redeveloped homes is located just off Roswell Street approximately 1.4 miles from the Marietta Square and 1.7 miles from the Hilton Atlanta/Marietta Hotel & Conference Center and City Club Golf Course.

Project Details
The Village at Frasier Park combines new townhome construction with traditional urban neighborhood living. The neighborhood features spacious lots, off street parking, sidewalks and mature trees. Townhomes were constructed up to 2,200 square feet and 4 bedrooms. Building constructed was completed in 2007 and all new units have been sold.

Project History
Inspired by the city of Marietta’s redevelopment initiative launched in 2003, Deerfield Development acquired 20 duplexes on Frasier Circle for redevelopment. The developer applied to the city for Tax Allocation District funding for infrastructure improvements. With an investment of approximately $600,000 by the City of Marietta, utilities were buried underground and new sidewalks were constructed.

1034 FRANKLIN ROAD
1034 Franklin Road is the address of the city of Marietta’s recently purchased park land. The property, purchased as Preston Chase Apartments, was originally developed as 196 apartment homes. The new park will serve as an amenity to the 290 acre Franklin Road redevelopment district and the city as a whole.

Project Details
The 13.19-acre property is adjacent to greenspace the city already owns and along a proposed multi-use trail that would connect Kennesaw Mountain with the Chattahoochee River. For project information contact the Marietta Parks and Recreation Department at 770-794-5601.

Project History
In February 2010 the Marietta City Council voted to purchase the Preston Chase Apartments on Franklin Road today to expand the city's park system. After negotiating the price for the foreclosed apartments, the city began plans to demolish and redevelop the site. The City partnered with the Marietta Housing Authority to manage the property and assist with the relocation of existing tenants.
