The MRC has been engaged in property acquisition since August 2007 and has invested Fund assets in two target areas of the City. The MRC is currently assembling a 10 acre site with frontage on Powder Springs Road adjacent to the Hilton Atlanta- Marietta Conference Center Hotel referred to as the Hedges Area. In addition the MRC acquired a parcel along the North Marietta Parkway when an unanticipated opportunity arose that may be utilized in a larger assemblage in the future.
HEDGES PROJECT AREA The Hedges project area is an approximately 10.7 acre redevelopment site just east of the Hilton-Marietta Conference Center and Hotel and the Marietta City Club golf course. The northern boundary of the property is located at the intersection Powder Springs at Hedges Street which has an average daily traffic count of 50,444. The site offers convenient access to I-75, I-575, I-285, SR 5, SR 120, SR 280.
The Hedges site may redevelop with the assistance of other MRC programs. The site is located in a designated
New Market Tax Credit qualified area and is within the boundaries of the
Center City South Renaissance TAD.
Directions from Atlanta: Take I-75 North toward Marietta/Chattanooga. Take the GA 120 loop exit 263 towards South Marietta/Southern Polytechnic State University. Merge onto South Marietta Pkwy GA-120 Loop S. Make a left on Powder Springs Street/Powder Springs Rd. End at Powder Springs and Hedges Streets.
ALLGOOD PROJECT AREA The Allgood project area is located at the intersection at the intersection of North Marietta Parkway(SR 120 Loop) and Allgood Road which has an average daily traffic count of 14,100. The site is just minutes from the city’s top employer Wellstar Kennestone Hospital and offers convenient access to I-75, I-575, I-285, SR 5, SR 360, SR 280.
The Allgood site may redevelop with the assistance of other MRC programs. The site is located in a designated
New Market Tax Credit qualified area and is within the boundaries of the
Center City Perimeter TAD.
Directions from Atlanta: Take I-75 north toward Marietta/Chattanooga. Take the GA 120 loop exit 264 towards Marietta. Turn left onto North Marietta Parkway GA-120 Loop N. End at 409 North Marietta Parkway.

Mechanisms The Marietta Redevelopment Corporation seeks to facilitate redevelopment through partnerships and community development finance strategies. The MRC redevelopment strategy relies on access to revolving acquisitions funds, Community Development Block grants, tax exempt bond financing and tax credits.
