Marietta Development Authority
The City of Marietta, Ga., established the Marietta Development Authority in 1989 to develop and promote trade, commerce, industry and employment opportunities for the local community.
The Marietta Development Authority has broad powers to accomplish its purpose. Over its history, the most frequently used power of the Authority is issuing tax-exempt and taxable industrial development bonds. Tax-exempt bonds, as defined under federal law, are applicable primarily to manufacturing operations and are exempt from federal income taxes. Taxable bonds do not provide exemption from federal income taxes, but may be used for projects that exceed federal and state regulations.
Either tax-exempt or taxable bonds may provide state and local ad valorem tax advantages, subject to the approval of the Authority and the Tax Assessor's Office of Cobb County. These advantages occur in a structured sale/leaseback transaction between the private sector entity and the authority of the real and personal property included in the bond issue.
The Marietta Development Authority cooperates with local, regional and state agencies in its efforts to promote business expansion and/or relocation to Marietta. Business and industry clients and prospects may receive assistance in many areas, including, but not limited to the following:
Low-cost bond financing
Developed industrial sites
Available industrial buildings
Government permitting/approval process
The Authority receives no funding from local government, but is funded entirely through fees collected for bond transactions and other related income. Staffing and operational support are provided by the Office of Economic Development of the city of Marietta, Ga.
Property locating services
The Authority offers a complimentary property location service for business and industry.
New development and renovated historical buildings give Marietta a wide variety of spaces in which a business can be located.
Businesses seeking the utility of state-of-the-art facilities can easily find accommodations along with those businesses that may want to operate within the charm of a building dating back to the 19th century.
A business can choose the urban center of downtown, or the space of an office park on the outskirts. Marietta is home to all types of business, including agricultural, industrial, retail and service.
Marietta has all of the necessary resources available to allow your business to be successful as possible.
